You buy a serviced plot rather than a finished house. The estate infrastructure — roads, drainage, utility corridors, perimeter, green space — is delivered by us, and you build your own home on your plot to the approved estate standards and within an agreed timeframe.

You receive a registered survey, an allocation letter and a deed of assignment on completion of payment. Governor’s Consent and Certificate of Occupancy processing is supported by our legal team, and we will assist any independent search you wish to run at the lands registry.

Every parcel is independently verified before it is offered. We will hand you the documentation in advance, and we encourage — and pay for — your own solicitor to run a search at the registry. If anything about a seller discourages independent verification, that is a warning sign anywhere in this market.

Build timelines are flexible and agreed at allocation. Designs are submitted for approval so the estate keeps a consistent character, but you appoint your own architect and contractor.

A service charge covers security, street lighting, refuse, drainage maintenance and the upkeep of the commons. The rate is disclosed in your offer letter before you commit.

Yes. Once your payment is complete and your deed issued, the plot is yours to sell, transfer or develop. We can also assist with resale within the community.
